Building Safety Breakfast 2024

The Building Safety Act 2022 (comprising of 230+ sections and now a plethora of regulations set out in 18 or so statutory instruments) is no doubt one of the most significant pieces of legislation to hit the property and construction industry for many years. It is the legislative response to the Grenfell Fire tragedy and the various inquiries that followed, and its scope acknowledges that the causes were multiple and exposed fundamental deficiencies in building material certification, specification and the entire building regulation system. As such, it introduces concepts as Higher Risk Buildings (HRBs), relevant defects, relevant buildings, duty holders, landlord certificates and principal accountable persons with many other new processes, potential remedies and procedures, which seek to compel remediation of defective buildings, apportion or limit cost liability for those defects and places building safety at the heart of future development.
