A reader of The Sunday Times is looking to purchase a property with the hope of letting their second bedroom. They have found a one bedroom flat with a study, and have discovered that the developer did not get planning permission for a second bedroom. They would like to know if the study is big enough to be let as a bedroom.

Hema Anand, partner in BDB Pitmans’ residential property team, discusses how planning consent might not be needed if the flat is in residential use and not a ‘house in multiple occupation’.
