New biodiversity rules already bedding into property landscape
Although the deadline for the implementation of BNG regulations has been extended to the 12 February 2024, research shows that the locally adopted policies and the prospect of mandatory 10% BNG have already affected planning applications in England.
In an article for Property Week, partner Angus Walker comments on the changes in the market that have been seen in response to the upcoming implementation of BNG:
‘I’m talking to brokers who are trying to make money from putting landowners in touch with developers. It’s like an estate agency for BNG. You are supposed to look on site before going off site, but the big benefit of offsite BNG is that once a developer’s BNG game plan is signed off, it has no more responsibility for it, whereas onsite, it will have to maintain the habitat for 30 years.’
